Terms and conditions of holiday rental.


Booking and Payments.  The booking will be confirmed on receipt of a 20% deposit, or else the full rental cost, if the booking is made less than 8 weeks prior to commencement of the holiday.  The balance of the holiday rental must be paid no later than 8 weeks before its start date.  Non payment of the balance monies, when they become due, will constitute cancellation of the holiday and forfeiture of the deposit payment.  Payments should be made by cheque in sterling to K.Daly  or by bank transfer.

Booking of the property. This shall be in the name of one person (the hirer), who will be 18 years of age or over, who signs the booking form and who shall be responsible for the actions of all persons included on the form and should ensure that they are aware and comply with these booking Terms and Conditions. The names of all members of the party must be included on the booking form.  The person who signs the booking form warrants that he/she is authorised to agree to these Terms and Conditions and is acting on behalf of all persons including those substituted or who join the party at a later date. 

Cancellation.  Cancellation of the booking must be made in writing by the hirer.  The effective date of the cancellation will be the date it is received by the Owner.  If the cancellation date is more than 8 weeks prior to commencement of the holiday, only the deposit will be forfeited.  If the cancellation date is less than 8 weeks prior to commencement of the holiday, the full rental charge will be incurred, unless the Owner is able to re-let the property for the whole of the rental period.  The monies returned to the hirer will be no more than the new rental sum achieved for re-booking the cancelled holiday minus a booking fee of £25. In the unlikely event that the owner cancels a confirmed booking, all monies received will be returned and there will be no further liability to the owner. 


The hirer is advised to take out holiday cancellation insurance cover.


Occupancy.  A weeks occupancy commences on a Friday 5pm and ends the following Friday at 11am (unless otherwise stated).

Description of property.  The Owner uses her best endeavours to ensure the accuracy of property descriptions and as all statements regarding the property are made in good faith, descriptions are inevitably subjective and are for guidance only.   There may be small differences between the actual property and its description, as she is always seeking to improve services and facilities. 

Occasionally, problems arise and facilities or services may become unavailable or subject to restriction due to failure.  If this happens the Owner will tell the hirer as soon as reasonably practical after she becomes aware of the situation.   If appliance failure occurs during your stay (i.e. washing machine or dishwasher), efforts will be made to rectify the problem but no assurances can be given that it will be resolved during your stay. The Owner reserves the right to alter or withdraw amenities or facilities without prior notice; where reasonably necessary due to repairs, maintenance, weather conditions and circumstances beyond her control.

Pets.  Well behaved, house trained dogs are welcome, by prior agreement only.  The dog/s must be kept under strict control at all times whilst in and around the property.  The dog/s is/are not allowed on the beds, sofa or chairs and the hirer must provide the dogs own bedding.  Any fouling of the courtyard, paths and surrounding areas to the property must be cleaned up immediately.  The hirer is responsible for any damage caused by their dog/s. Registered guide and hearing dogs belonging to those with visual and hearing impairments are welcome at no extra charge.
Guests with allergies should be aware that Honeysuckle Cottage welcomes pets and does not accept any liability for any suffering which may occur as a result of such pets having been present.

Smoking is prohibited within all areas of Honeysuckle Cottage.

Candles.  Under no circumstances are lit candles to be used anywhere within Honeysuckle Cottage.

Responsibilities of hirer.  The hirer must look after the property, its furniture, fittings and effects and must keep and leave the property in the same state of cleanliness and general order in which it was found.  A cleaning charge may be applied if extra cleaning is required. 

    The hirer and members of the party are responsible for any damage in or to the property including the surrounding grounds.  The Owner reserves the right to refuse to hand over to you, or to repossess the property if she reasonably believes you or any member of your party is behaving unlawfully or that any damage is likely to be caused, has been caused or is being caused by the behaviour of you or any members of your party.  These circumstances will be treated as a cancellation by you and no refund will be given.

    Behaviour of all members of the party must be lawful at all times whilst at the property.  All members of the party must not use the property for any unlawful or commercial purpose, including without limitation assigning or subletting it or otherwise allowing anyone to occupy it that has not previously been accepted by the Owner. 

    You must not allow more than 3 people to occupy the property (unless by prior arrangement with the Owner), neither can you significantly change the composition of your party during your occupation of the property.  If you do any of these things, the Owner can refuse to hand over the property to you, or can repossess it.  If the Owner does so, this will be treated as a cancellation by you.  In these situations no refund of any monies you have paid in respect of your booking will be made and the Owner will have no liability to you as a result of this situation arising (including for example any costs or expenses you incur due to not being able to occupy the property, such as the cost of securing an alternative property/ accommodation or the payment of any compensation to you.

Security deposit.  The Owner does not charge a security deposit.  She asks for the cost of the breakage or damage to be left by the hirer with an explanatory note (so she knows what to replace) on your departure.

Losses.  You are advised not to leave any valuables within the cottage.  The owner cannot be responsible for any loss, damage or expense incurred by the hirer.

Right of entry.  The owner shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.  Emergency access is allowed at all times without prior notice.

Complaints.  Any complaint regarding the property must be made known to the Owner without delay so that it can be investigated and rectified as appropriate.  Failure by the hirer to notify any complaint prior to departure will entitle the Owner to refuse to entertain the complaint, irrespective of its merits.  Under no circumstances will the Owners liability exceed the rental paid for the property.

Force Majeure.  The Owner shall not be liable for any delay or non-performance of their obligations under the Contract to the extent that the performance is interrupted or prevented by any act or omission beyond its reasonable control. The Owner shall as soon as reasonably practicable upon it becoming aware of the same notify you.

Building Work.  The Owner cannot be held responsible for any buildings or road workings which may be carried out close to Honeysuckle Cottage. Where she is aware of any anticipated works, the Owner will endeavour to advise you in advance.


Prices and booking terms and conditions supersede all those previously published.  Prices and booking terms and conditions may be updated, changed or varied subsequently.
